All Chillers, all the time

Kelcroft energy audit experts found that the central air cooled chillers were operating together, ALL chillers, ALL the time, irrespective of the actual cooling demand. The energy audit reported the BMS control problem, if rectified, it would result in significant cost and energy savings.

Bypassed

Kelcroft found that a central air conditioning system with the differential bypass valve broken, chilling and circulating water for no reason is expensive, the maintenance team were pushed to repair it ASAP.

Hunting

A central air conditioning system with two central chillers was found with one chiller hunting (switching on/off/on) for no reason, excessive electricity consumption resulted. It also caused comfort problems for the shopping centre, and excessive wear and tear on the plant.

This finding alone demonstrates the need for individual chiller metering! without which, this major problem would never be discovered.

Twin Peaks

A central air conditioning system with central chillers served chiller water to local Air Handling Units. the control experts installed TWO separate Return air thermostats, one linked to control the AHU chilled water valve, and one to control the VSD operating the fan, Never control a system with twin inputs, that is control system course 101.

Missing Fresh Air

We discovered a building full of Air Handling Units, each with a brand new control system comprising a VFD for the fan and a Carbon Dioxide sensor. The only problem being the sensor, intended to act as proxy for occupancy, was installed in the outdoor air stream. We downloaded the data from the VFD, it confirmed the output frequency never changed.

When to conduct an Energy Audit?

In Hong Kong and Asia, the best time to conduct an energy audit is during the summer, when the largest temperature difference bewteen the inside and external conditions occurs, so in Hong Kong, that is June. Conducting an energy audit in the winter is pointless, the air conditioning equipment (largest energy contributor) is not loaded and under stress during the winter months, pick the hottest month if you can.
